Inherent Defects Insurance forms part of the regulatory insurance requirements applicable to contractors of residential and commercial buildings in Saudi Arabia, excluding government buildings, and is linked to the building-permit process. It protects the owner and end user against covered hidden defects in structural elements that may appear after project completion.
According to the Insurance Authority, the policy period extends for 10 years from completion of construction and issuance of the occupancy certificate. The cover may respond to specified structural defects and related damage, subject to the policy terms and the applicable scheme requirements.
For projects to which these requirements apply, arrange the policy as part of the building-permit process and confirm the required project information before issuance.
